ACTING FOR THE BUYER

As well as acting for the seller who then pays our fee on completion in the normal way, we often approach pubs which are not on the market and owners sometimes respond by allowing us to offer their pub to one of our clients. In this instance we act as retained brokers for our client, the purchaser, who has agreed to pay our fee on completion. Quite often our client will be a pub company or regional brewer but private buyers are becoming more interested in this method of purchasing as it means they have a clear run at acquiring the property without competing with other buyers and the process is confidential. By acting for the buyer we negotiate the best possible price and this will normally cover our fee which is generally 2% of the sale price + VAT. Many clients ask us to sell their pub without advertising or circulating details. This makes our job more difficult but we respect our client’s wishes and will usually accept their instruction on this basis for a limited period.
