Business
Valuations
We undertake valuations from many different
sources – individuals, banks, building societies, financial
institutions, brewery companies and as Court appointed experts
to act jointly between parties, or as expert for one party in
Court or Land’s Tribunal.
A valuation is a very careful and considered
view of the market worth of an asset, either freehold or
leasehold business. It also includes a look into the future which is the
estimate of future trading potential, after a given time of
usually 6-12 months. These definitions are as set out in the
Royal Institution of Chartered Surveyors “Red Book” which is
also known as a Valuation and Appraisal
Manual. Banks,
breweries and building societies specifically require that the
rules of the Red Book should be utilised in all valuations
When you apply for finance or perhaps
re-mortgaging, you will inevitably find that the person or
organisation that you consult, requires an independent
valuation. This has to be undertaken by a firm which as
Chartered Surveyors have a specific skill or specialisation in
the valuation of licensed and leisure premises. We are such a
firm.
Fees can vary enormously in the general
market for the provision of a standard valuation and business
report.
You have to remember that there are a certain number of firms
who will only undertake valuations of
business for a set and often quite
inflated minimum fee charge. We don’t
play that game!
We ensure that our valuation fees are linked
specifically to time and effort. Every case, however, is judged
on its individual merits and as market leader in Quality
Assurance, we always try to confirm the general level of
valuation fees before we start. As a point of reference, we
were the very first firm to obtain Quality Assurance
certification on 17th June 1993. Other
firms may try to claim that they got there first. Not the case
– it was us.
